Services

Invictus Property Solutions LLC ("we," "us," or "our") provides handyman services in Jacksonville, Florida and surrounding Northeast Florida areas. All work is performed by employees or independent contractors under our direction.

Pricing and quotes

All quotes are flat-rate per job. Written quotes are valid for 30 days from issuance unless otherwise noted. The final invoice will not exceed the quoted price unless the scope of work changes, in which case we will confirm the revised price with you in writing before continuing.

Payment

Payment is due upon completion of work unless otherwise agreed in writing. We accept Cash, Check, Credit card, ACH transfer. Jobs under $500 require no deposit. Jobs over $500 may require a materials deposit, disclosed in the quote.

Cancellation

You may cancel a scheduled job with at least 24 hours notice at no charge. Same-day cancellations may incur a trip charge of up to $50.

Warranty

We warrant our workmanship for 90 days from completion. If something we did fails due to workmanship (not normal wear, misuse, or unrelated damage), we will return and fix it at no charge. Materials carry the manufacturer's warranty.

Liability

We carry general liability insurance. A certificate of insurance is available on request. We are not responsible for pre-existing conditions, hidden defects, or consequential damages beyond the cost of the work performed.

Permits

Permits are the homeowner's responsibility unless specifically included in the quote. We can identify when a permit is likely required but do not pull permits on the homeowner's behalf unless contracted to do so.

Florida §501.059 disclosure

This business is registered to operate in the State of Florida. Florida Deceptive and Unfair Trade Practices Act (§501.059) requires the following disclosure, which also appears on all form submissions:

License status: Invictus Property Solutions is not a licensed contractor. We provide handyman and minor repair services only within the scope Florida law permits without a contractor's license (Fla. Stat. §§ 489.103, 489.117). Work requiring a licensed trade is referred to independently licensed, insured contractors.

Governing law

These terms are governed by the laws of the State of Florida. Any disputes will be resolved in the courts of Duval County, Florida.
